Grade II Listed Historic Property
This property is a Grade II listed historic property situated in West Oxfordshire. Unity Lime supplied both an internally fitted lime plaster wall system and an externally fitted pitched roof system to enable the owner to achieve a beautiful finish in keeping in line with the aesthetic of the property. In addition to the importance of the visual aspect, the systems are comprised of predominantly natural materials which perform to a high standard, controlling internal temperature year round, being highly breathable, and able to regulate moisture.
The building used to be a farmhouse with stone walls and stone slate roof tiles. The roof was in a bad state with the slate tiles slipping, several areas that were leaking and poor insulation, so to make it habitable the building needed a complete upgrade. The works were carried out in 2 phases 2:
- Phase 1 – Upgrade the roof from the outside, whilst retaining the internal finishes in the attic floor (modern tongue and groove timber panelling).
- Phase 2 – remove the internal modern panelling and finish the sloping ceiling and vertical stud walls with lime plaster to allow breathability.
This owners of this beautiful old building are absolutely delighted with the end result – a comfortable living space that looks amazing and performs to high standards. This was achieved using a combination of products such as Wood Fibre Insulation, Fibrolith Wood Wool boards and RK70 Lime plaster.
Advantages of Using Using Wood Fibre Insulation
Breathability – Despite what the term might suggest, breathability is not about the movement of air. Instead, it describes how a material enables moisture to move within a wall, floor or roof system. Pavatex wood fibre insulation is highly breathable thanks to its inherent high vapour diffusion. This is further improved upon by its hygroscopic qualities, meaning water vapour molecules bind to the insulation fibres. This allows the material to manage moisture effectively, maintaining safe levels within the building fabric and preventing a build-up of damp inside the room that could lead to mould. Wood fibre insulation combines airtightness with vapour permeability, helping to maintain balanced humidity indoors.
Heat Storage Capacity – While insulation is often associated with keeping homes warm in winter, one of the key features of Pavatex wood fibre is its ability to absorb heat and release it gradually throughout the day. This results in a steadier indoor temperature, offering comfort throughout both day and night rather than sharp rises in heat during the afternoon.
Thermal Performance – Pavatex delivers excellent thermal performance, significantly reducing heat loss and improving overall energy efficiency.
Acoustic Performance – Thanks to the density of the wood fibre, the insulation not only provides strong thermal protection but also exceptional sound insulation, reducing noise transfer within the building.
Non-toxic – Unlike some conventional insulation products, wood fibre does not emit harmful VOCs that can affect indoor air quality and health. It helps create an interior environment that is both comfortable and healthier to live in.
Within a relatively short space of time the benefits of using wood fibre insulation will become apparent to homeowners who choose this sustainable material to insulate their homes. It’s contributions to the performance of a building are far more than just being sustainable and eco-friendly!
Lime Plaster Finishes – Natural, Durable and Sustainable
RK70 Lime plaster was used to complete the internal wall finishes of this property. This natural and environmentally responsible material offers excellent durability along with a wide range of benefits.
The Advantages of Lime Plaster
Moisture Regulation
Lime plaster is breathable, allowing air movement and moisture control within the building fabric. This helps to reduce condensation and the risk of mould growth, while maintaining safe and comfortable humidity levels indoors.
Durability and Cost Effectiveness
Naturally resistant to water and less prone to cracking than many modern plasters, lime plaster provides a long-lasting finish. It is also available for external rendering, offering a tough and sustainable solution that proves cost-effective over time.
Environmental Sustainability
Lime plaster is a low-impact material that is carbon neutral and can be recycled at the end of its lifespan, making it a responsible choice for eco-conscious projects.
Distinctive Aesthetic Appeal
With its soft, natural texture and rustic charm, lime plaster complements traditional and heritage properties beautifully, enhancing their authentic character.
Energy Efficiency
By contributing to temperature regulation and improved indoor air quality, lime plaster supports a comfortable and energy-efficient living environment.
